Parapet Inspection in The Bronx

The Bronx is full of the buildings Local Law 126 was written to protect the public from: masonry apartment houses and neighborhood commercial blocks with street-facing parapets, many of them below the six-story FISP threshold and therefore never previously subject to a facade requirement. For those owners, the annual parapet observation is a new and easily overlooked obligation.

On the borough’s older masonry, parapets are a well-known weak point - exposed on both faces, capped with coping that has often failed, and connected to the roof with flashing that has long since given out. An observation looks closely at the entire parapet, documents its condition, and flags any hazard so it can be protected and repaired before it becomes a danger over the sidewalk.
